Currently, it is difficult to imagine a house without a garage with at least one parking space next to it. The garage can be a separate detached building or connect to the house as an integral part of it. What solution we choose will depend on many factors – the style in which we want to build the house and arrange its surroundings, our budget, parameters and size of the plot, and ultimately our individual preferences.
A permit to build a garage
The issue of building a garage is determined by the construction law. If we want to build a detached garage with a total usable area of no more than 35 m 2 , it is enough to report such an investment to the city office or poviat starosty. However, if the area of our garage exceeds this limit, we will have to apply for a building permit.
An important formal issue affecting the construction of the garage is its location on the plot. The regulation on technical conditions to be met by buildings and their location specifies what must be met in this respect. The garage must be at least from the border with the neighboring plot:
- 3 m, with a wall facing the garage without windows and doors;
- 4 m, when the garage is facing it with a wall with a window or door opening;
- 1.5 m, when the plot has a width not exceeding 16 m 2 .
The garage may also be placed directly on the border with the neighboring plot, but only if its wall is adjacent to the wall of the building located on the adjacent plot.
The cost of building a garage
The main factor determining the costs of building a garage is the material from which it is to be made. If we are looking for a budget solution that will allow us to effectively protect the car without straining the wallet, then we will choose a sheet.
The construction of a tin garage will mean an expense of PLN 6-10 thousand. zlotys. Of course, we can find ready-made garages made of sheet metal on the market for less than 2,000. PLN, however, we must be aware that it will be a much less durable structure that will protect our car only in an extremely basic way.
An alternative to sheet metal is wood. Building a wooden garage is like building a frame house. It runs quickly and efficiently, does not involve such high costs as garages in brick technology, and ensures safe storage of the car. The cost of building a solid, single-car wooden garage is approx. 10-13 thousand. zlotys.
The most expensive, but also the most reliable, garage is a brick garage. By choosing such a solution, we ensure maximum safety for the car and all other things that we will store in such a garage. However, in this case, we will have to take into account the necessity to perform earthworks, foundations, external walls, roof truss and finishing works. As a result, the cost of building a brick garage will be three to four times greater than that of a wooden garage. On average, for a brick garage with space for one car, we will pay about 30-40 thousand. zlotys.
Ideas for the garage
The garage doesn't have to be just a place to store your car. More and more investors want to take advantage of the fact that they have an additional building adjacent to the house or detached. Therefore, it designs its garages so that there is enough space inside for wardrobes, cupboards, shelves or hangers for tools. An interesting idea for arranging a garage is to organize a locker for storing sports equipment (bicycles, skis, rollers, boards), a small warehouse or to separate a small space for DIY.
